Raising a Cellular Phone Tower

There are a lot of land owners out there who might be thinking about getting a cellular phone tower with a wireless carrier that provides this service. This involves allowing a wireless carrier to build a tower on your property and then having them pay you rent for that part of your land, hence, a cell phone tower lease agreement. Surprisingly, it can be relatively cheap for these companies to build a site, and some installations can be done for less than $70,000. This includes all of the concrete and steel. When the average rent that wireless carriers pay to rent these land portions is about $1,500 per month, you can bet that people these days are clamoring for a chance to get the ball rolling on getting one of these on their land.

You should know that a wireless carrier should be able to have access to the piece of your land they are leasing at all times; however, you should also have in the agreement that they can only access that part of your land and no other. Be sure that they include the land under an insurance policy, and they also should build a barrier not only around the tower but around your whole property as well. You have the responsibility of telling your personal insurance agent that you have entered into a cell phone tower lease and that this tower will be located on your property as well.

Many companies during the boom of cellular phone towers were building everywhere they could find, and even though some of those sites still have wireless carriers leasing them, many of them no longer do. There are many things that determine whether or not a site will be successful. There are very few construction companies that will build anything on the premise that a wireless company might use it in the future. These companies will require a signed lease agreement between the person that owns the land and the carrier before a cell phone tower will begin being constructed at all.

An analysis of the entire area and of the existing structures that are there needs to be done, and zoning ordinances do need to be looked at to determine how easily the job would be for a company to complete building. Proper due diligence needs to be done to make sure that the owner does not expose him or herself to additional liability. And of course, above all else, no matter which end of the cell tower site lease agreement you are on, be sure that the cell phone tower lease agreements always are reviewed by an attorney and also an industry consultant to be on the safe side.
